These core company values are echoed by Kevin Lee, an award winning finance specialist and founder of Smart Property Adviser. The underlying Smartline finance consulting business was established in Sydney in July 1999 by Kevin Lee. At the time he was a Business Development Manager for ANZ Bank’s ‘Small Business & Professional Banking’ division, based in Sydney.
With a wife and two daughters, a home and three investment properties, life was OK. He earned a good salary and package from the bank, however like many other Aussies they survived basically month to month with little prospect of obtaining real long term financial wealth and stability. He came to realise that it was likely he would be forever ‘dependent’ on that job.
So, from the spare bedroom of their home Kevin started educating himself ‘financially’ by acquiring & absorbing every book and industry paper he could get his hands on, and attending hundreds of hours of investment, business & property seminars.
Along the way he un-wittingly created a rather unique property investment strategy to help them start putting some ‘runs on the board’. At the same time Kevin developed his fledgling Smartline finance business into what is today, one of the most successful practices in Australia.
From those humble beginnings, based on word of mouth referrals alone, he has built a base of loyal clients who began to prosper by following his advice & property investment strategies. Since 1999 the Smartline franchise has gone from strength to strength, operating for the past five years from its own professional offices in the Sydney suburb of Pennant Hills. That point is worth repeating: all this on word of mouth referrals alone.

Kevin leads by example, having purchased twelve investment properties of his own. This may not seem many in the eyes of some people; however it pays to remember that this modest portfolio is self funding. Considered to be a ‘safe’ portfolio, it has been achieved in the main ‘without supporting his tenants’ lifestyle. This last phrase is important – think for a moment how many investors were crushed during the GFC because their investment properties were negatively geared during that period? It’s an undeniable fact that tens of thousands of investment properties were sold [dumped] on to a poor market because their owners could no longer continue to support his or her tenant’s lifestyle.
